Our Process

Once you have registered with us, we get in touch either by phone call or schedule a meeting with an email to discuss your requirements and find out what sort of property you are looking to invest in.

We then get to work finding a highly investable property with your requirements, ensuring all prices are negotiated and all the due diligence has been done.

We then have a phone or Skype call to run you through the property details, ROI figures, pictures, etc and ensure you are satisfied with the property.

If you want to proceed, we will send over Terms of Sale and an invoice for the finder's fee if requierd.

Once we have received the signed terms of sale and required documents,  We then instruct the selling agents and our solicitor as to who the buyer is.

The property then will be marked SSTC if not already meaning that an offer has been made on a property and a seller has accepted it.

We then ensure we are with you every step of the way with the conveyancing and in between until completion.

you may wish to visit the property with us and ensure you are fully happy with the property deal and figures.

We don't get paid until exchange!

We then carry out full renovations with our Build team to the highest stranded and EPC C+rating with new electrics central heating and everything newly refurbed.

Exiting you with either a refinance with a tenant or sale as a flip depending on deal.

BUYING YOUR INVESTMENT PROPERTY

Many of our clients tell us that they know they should have been investing in property for a number of years but didn’t have the time or energy to do so or simply have not scaled there portfolio as had hoped to.

Every client has different aspirations so it is important to ensure everything we do is taking you closer to achieving your goals. This strategy phase is often overlooked, as investors jump in to investing fuelled by excitement, naivety or lack of guidance.

Finding the right properties, in the right areas, at the right prices is essential. It is when you buy a property that you make your money, not when you sell. Leveraging our relationships with estate agents buying over 50 properties in our patch in the last 4 years, our knowledge of the property market and our experience of what makes good investment properties, we help to find the right property for you to deliver the best value for your strategy. We aim to help you purchase these below market value with the potential to add value, often securing properties before they even reach the market and post auction.

Once we have found you the right property, we offer access to our team of expert partners, in order to guide you through the buying process:

4. VALUE ADDING

The best ways to add value to your investment is buying a property that requires modernising. We offer a fully project managed renovation with our in-house construction team for you, utilising our experience, and our trusted staff of tradesmen to make the renovation seamless and guaranteed quotations, whilst being incredibly efficient with timeline to complete the works, doing whatever it takes and prioritizing our projects deadline. The quicker it is complete, the sooner you get rental income and money back from refinance, we have perfected the art of this doing so many full BRR (buy, refurbish,refinance) property cycles.

At this point in process, your investment property is ready to go on the market for rent (buy to let/ BRR), or back on the market to sell (buy to sell / flip). We manage all of this for you to ensure you get the best value from your investment with a proven track record of doing so.

5. INVESTMENT REVIEW & SUPPORT / warranty (MENTORING)

So, you have started your investment journey, taken all the right steps, you now have a newly renovated property with all regulation and certificates with improved EPC C rating now refinanced at the new value now that works have been completed. With you recouping all in not most of your initial investment in the 2-6 months with a vetted tenant now in situ giving you the return on your investment and building your wealth. It is important to keep reviewing your investments’ performance, and overall strategy to ensure they are working hard to achieve your goals. This step will highlight if any adjustments need to be made.

We offer regular support sessions (virtual or face to face) to help you deal with any issues and provide advice and guidance as you need it. This will ensure you continue down the correct path to achieve your goals and make the right decisions along the way.
