ONCE YOU HAVE FOUND YOUR DEAL, BOOK A VIEWING AND CONDUCT YOUR DUE DILIGENCE. MAKE A NOTE OF EVERYTHING YOU DO AND KEEP IT AS PROOF WHEN STACKING UP THE DEAL. ALL DEALS MUST BE VIEWED AND THE NUMBERS STACKED BEFORE SENDING THROUGH TO THE TEAM TO BE CHECKED.

THE MINIMUM REQUIREMENTS FOR A DEAL:

  • HMO – 20% ROI MINIMUM
  • BRR – 50% ROI MINIMUM OR 20% FLIP PROFIT MINIMUM
  • R2R/R2SA – £500 PER MONTH CASHFLOW MINIMUM

2. GOT EVERYTHING?

BEFORE SENDING AN EMAIL OVER ENSURE THAT YOU HAVE EVERYTHING READY FOR THE TEAM. A DEAL WILL NOT BE SENT OUT UNLESS ALL INFORMATION IS PROVIDED. THE LIST IS BELOW:

  • RIGHTMOVE LINK/ZOOPLA LINK
  • MANAGEMENT COMPANY NAME, EMAIL, PHONE, POINT OF CONTACT

3. SEND THE EMAIL

ONCE YOU HAVE VIEWED THE PROPERTY AND STACKED YOUR FIGURES, PUT AN OFFER IN AND GET IT ACCEPTED BY THE AGENT OR THE VENDOR. AT THIS POINT YOU CAN SEND AN EMAIL TO [email protected] WITH ALL THE INFORMATION IN THE CHECKLIST, AND A MEMBER OF THE TEAM WILL GET BACK TO YOU ON THE NEXT SUNDAY WITH FEEDBACK.

4. WE SELL THE DEAL

IF WE LIKE THE DEAL WE WILL SEND IT OUT TO OUR INVESTOR LIST IN THIS WEEK. IF A DEAL SELLS WE WILL INFORM YOU AND 1/3 OF THE FEE WILL BE DUE TO AS SOON AS THE INVESTOR HAS EXCHANGED CONTRACTS IN THE CONVEYANCING PROCESS. THIS IS TO ENSURE THAT THE DEAL DOES NOT FALL THROUGH AND ANY REFUNDS DUE TO THE INVESTOR ARE MADE SWIFTLY.
