We sourced this property for an investor looking to make a flip return. We negotiated this property direct off-market from an agent I have a very good relationship with. It was going to come to the market for offers over £75,000.00. This property had previously in the year of 2007 had been bought for £102,500 the seller still had an outstanding mortgage on the property and was in negative equity a lease option didn’t work and the investor was looking for a flip property.

We managed to negotiate and secure the property for £78,000 which was the exact amount the seller needed to pay off the bank.

This property was a great buy as it was in a great and upcoming area with potential short term growth as well as properties in the road and area were selling for considerably more and I projected a sale of £125,000,-£127,000- £132,000 these were worst-case most likely case and best case sale prices for the market value at the time. This property is in Doncaster and was negotiated on 12/10/2020 then about 4 months down the line the end value of the property had risen to £135,00-140,000. We had calculated refurbishment to be £24,000.

Our legal fees and stamp duty costs came to £3,208.00. The total purchase price until we had the keys in our hand was £81,208.00 + £26,600 refurb cost + £420 council Tax + 1,800 sale cost= £110,028 (total cash invested) and we sold this property on the market for £144,500

Making a profit of £34,472.00 giving almost a 32% return on cash 10 months.

Usually, a project like this takes 4-6 months. This property’s process from start to when the profits were in the business accounts took 10 months.
