We recently sourced this property for an investor making him over £37,000.00 in profit
A client of ours approached us and was looking to invest some cash and within 3 months we had found the perfect investment property for him.
We secured the property from a local agent we have an exceptional relationship with, on a cash purchase.
The negotiated purchase price was £126,500.00
The legal costs including SDLT came to £5,192
This bought the full purchase price to £131,692
The cost of the refurbishment came to £16,000
The total amount of cash invested was £147,692
ARM Empire had estimated the end value resale of the property to be £160,000 – £185,000. There were identical properties on the same street that sold for £177,500 and was confident it would sell for around £180,000 easily after the refurb process another property on the street sold for above £190,000 meaning this property would most likely comfortably sell for above £195,000 factoring in our finish standard compared to the comparables. Saying this property would sell for £185,000 (which will sell for considerably more)
Now you may be wondering why I had estimated the end value also as low as £160,000 and the reason being was that this property had a previous subsidence issue that was taken care of before the purchase and had the underpinning done and given a 25-year warranty I had previously not had much experience with this but talked to a few experts and they said various things their fore I decided to let the investor know that as a result of this although fixed the end value may differ slightly, luckily this wasn’t the case and even if it was it still would have resulted in a great return. I would like to add that we would never take on a property if in the worst-case scenario, it would result in us losing money or even breaking even.
This property will make in excess of £37,000.00 in clean profit which is over a 25% return on capital employed.
Our investor chose to Keep the house and refinanced due to the exceptional rates we had managed to secure at the time. W had the property valued at £195,000 which allowed our investor to be left with a free Property pulling out all initial cash invested from the deal.
